BERLIN (Reuters) -Ukrainian President Volodymyr Zelenskiy will travel to Berlin on Wednesday to join German Chancellor Friedrich Merz for a video call with U.S. President Donald Trump, a government source told Reuters. The Bild newspaper first reported on the visit, which comes as Merz hosts meetings ahead of Trump's planned summit with Russian President Vladimir Putin on Friday in Alaska. Merz's talks on Wednesday will also involve the leaders of Finland, France, Britain, Italy, Poland and the European Union, as well as NATO. Ukraine hopes the meeting will serve - at least partially - as a European counterweight to the summit in Alaska, as Zelenskiy and his backers try to drive home the perils of selling out Kyiv's interests in pursuit of a ceasefire. Trong báo cáo thị trường mới đây, Hội Môi giới Bất động sản Việt Nam (VARS) dẫn số liệu từ Tổng cục Thống kê cho thấy, độ tuổi kết hôn trung bình lần đầu đã tăng từ 24,1 tuổi (năm 1999) lên 27,2 tuổi (năm 2024). Trong khi đó, mức sinh vào năm 2024 đã giảm một nửa so với năm 1989, xuống mức thấp nhất trong lịch sử là 1,91 con/phụ nữ và có xu hướng giảm nhanh hơn trong hai năm gần đây. Đáng chú ý, tại các thành phố lớn như Hà Nội và TPHCM, tỷ suất sinh đang tiến tới vùng “thấp nghiêm trọng” (dưới 1,3 con/phụ nữ) theo phân loại của Liên Hợp Quốc. Cùng với xu hướng kết hôn muộn và tâm lý “ngại cưới, lười sinh” phổ biến ở giới trẻ, đặc biệt tại các đô thị lớn, Việt Nam đang bước vào quá trình già hóa dân số nhanh chóng. Theo phân tích của VARS, mức sinh giảm kéo theo quy mô hộ gia đình và số lượng hộ mới hình thành thu hẹp, đồng thời quy mô dân số trong độ tuổi lao động và lập gia đình, nhóm khách hàng chủ lực của thị trường bất động sản, cũng giảm dần. Điều này khiến nhu cầu nhà ở nói chung suy yếu và cấu trúc nhu cầu dịch chuyển theo hướng ưu tiên các sản phẩm diện tích vừa và nhỏ, tối ưu chi phí, thay vì căn hộ lớn. Khi cầu thực tế bị thu hẹp, tỷ lệ hấp thụ trên thị trường giảm rõ rệt, đặc biệt ở các phân khúc không phù hợp với xu hướng nhân khẩu học mới. Giá nhà liên tục tăng vượt xa khả năng tài chính của phần lớn người dân, trong khi thu nhập đặc biệt của người trẻ không theo kịp tốc độ tăng giá. Hệ quả là tồn kho có nguy cơ gia tăng, vòng quay vốn chậm lại và áp lực thanh khoản đè nặng lên các chủ đầu tư, buộc thị trường phải xem xét điều chỉnh cơ cấu sản phẩm, chính sách giá và giải pháp tài chính để kích cầu. “Trong bối cảnh giá nhà liên tục tăng vượt xa khả năng tài chính của phần lớn người dân, còn thu nhập đặc biệt của người trẻ không theo kịp tốc độ tăng giá, một bộ phận lớn thế hệ này đang dần từ bỏ kỳ vọng sở hữu nhà riêng và chuyển sang thuê nhà lâu dài”, VARS nhận định. Thực trạng trên không chỉ ảnh hưởng đến nhu cầu mua bất động sản mà còn tác động tiêu cực tới quyết định kết hôn, sinh con, làm gia tăng nguy cơ giảm tỷ lệ sinh trong tương lai. Ghi nhận từ thực tế, giá nhà tại các đô thị lớn ở Việt Nam những năm qua liên tục tăng. Theo báo cáo của Bộ Xây dựng, giá chung cư tại Hà Nội, TPHCM trong quý II/2025 đều ghi nhận mức giá cao nhất trong gần một thập kỷ. Tại Hà Nội, giá bán trung bình trên thị trường quý II đạt 80 triệu đồng/m2 và tại TPHCM là 89 triệu đồng/m2. Với mức giá trên, cặp vợ chồng có thu nhập 40 triệu đồng/tháng cũng khó mua nổi nhà. Giả sử thu nhập 40 triệu đồng/tháng, tiết kiệm 30% (144 triệu/năm) thì cũng mất đến gần 40 năm một cặp vợ chồng mới đạt được mục tiêu an cư. Kinh nghiệm tại Nhật Bản, Hàn Quốc, Singapore cho thấy, tỷ suất sinh thấp kéo dài kết hợp giá nhà cao có thể dẫn tới thiếu hụt lao động trẻ, gánh nặng an sinh xã hội tăng và tăng trưởng kinh tế chịu sức ép. Để tránh vòng xoáy này, VARS kiến nghị có các giải pháp đồng bộ nhằm kiểm soát giá nhà ở mức hợp lý, mở rộng nguồn cung phân khúc giá phải chăng, hỗ trợ tài chính cho người trẻ mua nhà, đồng thời khuyến khích kết hôn và sinh con. Cụ thể, Chính phủ cần đẩy mạnh phát triển nhà ở xã hội tại các đô thị lớn, đặc biệt mô hình cho thuê và thuê mua. Nhà nước giữ vai trò chủ lực hình thành quỹ nhà ở này. Cùng với đó, khuyến khích doanh nghiệp phát triển nhà ở thương mại giá phù hợp thông qua ưu đãi thủ tục, tín dụng, hoặc cộng điểm khi tham gia đấu thầu dự án. Vanuatu Prime Minister Jotham Napat said the deal, known as the Nakamal Agreement, will see Australia invest the funds into Vanuatu over the next decade and was a "win win" for both countries. "The agreement... will transpire into a lot of trade benefits between the two countries, whether it be the security agreement, economic transformation, with some specific focus on labour mobility," Napat told a news conference on the island of Tanna in southern Vanuatu. Australia Deputy Prime Minister Richard Marles said the agreement showed the two nations had a "shared destiny". "It acknowledges that as neighbours, we have a shared security environment and a commitment to each other," Marles said The deal will be formally signed by Napat and Australia's Prime Minister Anthony Albanese in the coming weeks, he added. Weston Mabee was contacted around 3 p.m. Monday, Aug. 11, outside the Ulta at 417 FM 517 in Kemah by Officer P. Behler, a Texas City police officer deputized to the Galveston County Crime Reduction Unit, according to a Texas City Police Department news release. Behler reported Mabee "refused all lawful commands" and made repeated attempts to get back into his vehicle. The release states Mabee admitted he purchased the license plate online. When Behler escorted Mabee to the front of the patrol car to complete the investigation, Mabee "began physically resisting and struck Officer Behler in the face with a closed fist," the release says. Mabee’s partner, Felicia Aubert, says she, Mabee, and their three children were shopping for school supplies when Behler pulled up in his unit behind their parked car. She says he called Mabee over without explaining why. She said Behler eventually came to Mabee and "physically pulled him toward his vehicle." Aubert says when the officer asked, "What’s up with your license plate?" She went to her car to pull up documentation on her phone. She said she then heard commotion and turned to see the officer taking Mabee down, and that she never saw Mabee hit the officer. "Why would a police officer feel the need to use such excessive force when my husband didn't do anything to him," she said. A separate witness, who recorded additional video, also said she did not see Mabee strike the officer. "He was just beating that young kid for no reason," said the witness. An affidavit of probable cause filed in Galveston County cites a timeline that slightly differs from the department’s public statement. In the charging document, Behler told the investigator he observed a Chrysler with a fictitious plate in the Ulta lot and attempted to detain Mabee, who resisted and continued to try to enter the vehicle. The affidavit states Behler, "placed the defendant on the ground," and after Mabee was on the ground he "struck [Behler] in the left side of the chin with a closed fist, causing him pain." The news release doesn't mention a take-down, stating instead the punch occurred after Mabee was escorted to the front of the patrol unit. The department said Mabee continued to be combative with additional responding officers and was placed in "The Wrap," a restraint device. The Galveston County District Attorney’s Office accepted a charge of assault on a public servant, a third-degree felony. Mabee was booked into the Galveston County Jail. SEOUL, South Korea (AP) — South Korean President Lee Jae Myung will meet Japanese Prime Minister Shigeru Ishiba in Tokyo next week before flying to Washington for a summit with President Donald Trump, underscoring how Trump’s push to reset global trade is drawing the often-feuding neighbors closer. Lee’s two-day visit to Japan Aug. 23–24 will be an opportunity to deepen personal ties with Ishiba and put bilateral relations on firmer ground. Their talks will center on strengthening trilateral cooperation with Washington, promoting “regional peace and stability,” and addressing other international issues, presidential spokesperson Kang Yu-jung said Wednesday. Their meeting will come weeks after South Korea and Japan secured trade deals with Washington that shielded their trade-dependent economies from Trump’s highest tariffs. The separate agreements negotiated their rates of reciprocal duties down to 15% from the originally proposed 25%, but only after pledging hundreds of billions of dollars in U.S. investments. Lee and Ishiba previously met on the sidelines of the June G7 meetings in Canada, where they called for building a future-oriented relationship and agreed to cooperate closely on various issues including trade and countering North Korea’s nuclear and missile programs.
